When my father passed away, we (the family) had the daunting task of selling his West Vancouver waterfront home. My parent's revenue property in Vancouver (West) was sold by Karen Wiltshire recently. My parents had a few years earlier sold their residential home through an agent recommended by a friend. This resulted in that neither was very happy with the agent used at the time and therefore asked my brother and I to go through a realtor selection process.

Over a dozen agents in Vancouver were contacted and asked to submit a proposal and valuation for the sale of the revenue property.  The agents were also informed of the individual circumstances of the sale, as they would have to work through my brother (living in Spain) and myself, living in Connecticut.  My parents felt more comfortable working through their children due in part to the fact that English was their third language. My parents also wanted the existing tenants not to be bothered while the sale was going through.

Karen's proposal and valuation was by far the most complete and objective of those received.  My brother and I both were pleasantly surprised to have placed Karen first on our list realtors, and Karen delivered.

As a recently transplanted Torontonion, I landed in Vancouver somewhat aware that the real estate market here was hotter than a humid, sweltering mid-August day back East.

After a year of renting downtown to get my bearings, it was time to join the local buyer's market.  Thankfully I found Karen Wiltshire through a good friend who'd made the clever move here eight years earlier.

Having purchased numerous homes in another city, I was only partly prepared for the unique West Coast marketplace.  As thrilled as I was to get in on the action here, it was more of a new game than I thought.  With great respect, Karen patiently walked me through the various local real estate regulations and market nuances.  At the same time - knowing my personality, lifestyle and purchase goals - the "homework" Karen did produced an extremely tailored and rather brief property serach.  After viewing less than a dozen listings, we found a gem of a condo - with a rare huge terrace - in one of the city's fastest growing neighbourhoods.

Eager to grab this unique space, I was a bit anxious given the high asking price in a market I know little about.  Karen assured me she wouldn't let me pay a penny more than the property was worth.  An evening after researching and number crunching all recent sales in the building and surrounding region, Karen presented me with a number she was certain was a fair price - a good $38,000 below the asking price!  Here I was ready to throw in easily another $10 - $15,000 more, just to guarantee me a quick deal and a solid long term investment in such a hot market.

The day of the offer, business called me back to Toronto for a week.  I left everything in Karen's hands to present the offer at her number.  That night sitting fourth row centre stage at a rock concert, I took a quick call from Karen to clarify a point about the seller's furniture.  15 minutes, 4 songs and one phone call later, I barely heard the words "Mark, how would you like to own a gorgeous condominium with a huge terrace in downtown Vancouver?!....We got it!"  I stood up in front of thousands of strangers and yelled 'YES!!!!'
