The process of SELLING your home
- Initial meeting gives me the opportunity to meet, preview your home and discuss objectives, motivation, timelines. This will set the stage for the process and answer initial questions.
- Present my market evaluation which details the competitive environment, where your home sits within the market and how best to market. I will set out timelines for photography, floorplans & measurements, video tours, introduction to market, etc.
- Preparing your home for sale can be simplified with some guidance so that time and resources are focused on the right areas ensuring the best return.
- Timing for introduction to market will be fine-tuned based on the duration of preparation phase. Once your home is ready for photography all critical dates will fall into place.
- Price goes with timing. While your home is being readied for market, I will be watching the competitive environment, monitor closely and keeping you informed. Pricing of your home is a key component of the strategy and needs to be made thoughtfully.
- Listing paperwork is signed. Please note that all individuals on title must sign all listing documents.
- Sellers’ questionnaire gives details on your home and property so that I may market your home knowledgably. This information may be further merchandized in marketing materials.
- Advertising vehicles will commence as a unified front. Photography and floor plans will have been completed which form a vital part of the marketing.
- Communication is critical. After every showing and open house I will report back, ideally within hours. All market activity as it relates to your home will be shared.
- Offer(s) will be handled promptly and professionally. I will negotiate the best possible terms on your behalf, in consultation with you. Once an offer is accepted, I continue to protect your interests.
- Home inspection/bank appraisals (if applicable), I will be present ensuring that your home is presented the best way it can.
- Completion of the property is when the lawyers representing both the buyer and seller finalize documents, transfer title and you receive your money.
